How Seattle’s Million Dollar Homes Landscape Has Changed

August 30, 2018 By Remax On Market

RE/MAX On Market’s managing broker and owner, John Manning, was recently quoted in this Forbes article on million dollar homes. The article discusses the wide range of homes a million dollars can get you in various major cities.

It’s interesting to note how the million dollar homes landscape has changed in Seattle over the past several years. Manning says,

“It was not so long ago that most of the $1 million homes in Seattle were concentrated in a few well-known neighborhoods such as Queen Anne or Laurelhurst. This changed around the same time that Amazon, Google, Facebook and other great technology companies began to exponentially expand their workforce presence in the city. Today, $1 million homes can be found in almost every Seattle neighborhood and surrounding cities.”

The Seattle median home price hit $820K this year in April, but growth has slowed considerably in the subsequent months. Still, year over year, home prices continue their upward trend.

Seattle Voted Best City to Live In By WalletHub

July 24, 2018 By Remax On Market

Source: WalletHub

Seattle was voted the number one city by WalletHub’s annual report of the most livable cities in America. WalletHub based its findings on a survey of cities with 300,000+ people measuring its findings on 5 criteria. Those criteria are 1) Affordability, 2) Economy, 3) Education & Health, 4) Quality of Life, and 5) Safety.

Seattle ranks number 1 for “economy” and number 1 for “education and health” rankings. It’s no surprise as anyone who lives here can tell you the economy is booming. We have nearly 1,000 people moving to Seattle per week and housing and rent prices have been off the charts. A recent cool-down in rent prices has offered some relief for renters this year.

Seattle also fared well in other categories. We are tied with San Francisco and Austin for “high income growth,” and also have the highest percentage of “population over age 25 with a high school diploma or higher” We also tied the top 5 spots for most coffee shops per capita (don’t we always win that one?)

Seattle ranked near the bottom at 50, in the affordability criteria. Housing prices in Seattle have exploded over the last 3 years, with seemingly no end in sight. Home prices jumped $100,000 in one year spanning from August 2016 – 2017. Home prices have continued to grow in 2018, but not as quickly. Zillow’s estimate for Seattle home price growth puts it at 6.8% for the next year.
